How it works

The math behind the calculator.

Gross & net yield

Gross yield is one year of rent divided by the property price. Net yield subtracts your annual running costs first. Both ignore financing — they tell you what the property itself earns, regardless of how you paid for it.

Cash flow & cash-on-cash

Monthly cash flow is what actually lands in your pocket: rent minus costs minus the mortgage payment. Cash-on-cash return divides a year of that cash flow by the equity you put in — the return on your money, not the bank’s.

One property, no taxes

Does this include Dutch tax rules or mortgage interest deduction?

No — this is a simplified model covering pure yield and cash flow math for one property. It doesn't include Box 3 valuation rules or Dutch mortgage interest deduction.

What's the difference between gross yield and net yield?

Gross yield is annual rent divided by property price. Net yield subtracts your annual costs (maintenance, insurance, etc.) first, giving a more realistic return figure.

Can I model more than one property?
